Express MLS Listings is the online marketing and listing platform operated by Select Premium Properties, Inc., the licensed real estate brokerage responsible for the MLS listing service.

Information We Collect

We collect information that you provide directly to us, including:

• Identity and contact information, such as your name, mailing address, email address and telephone number.
• Account information, such as login credentials, account preferences and records of forms submitted through your account.
• Property and listing information, such as the property address, characteristics, price, photographs, descriptions, showing instructions, ownership information and marketing selections.
• Transaction information, such as listing agreements, amendments, purchase contracts, leases, closing or settlement information and records needed to maintain the listing and satisfy brokerage, MLS, accounting and legal responsibilities.
• Payment and order information, such as products or services purchased, transaction amount, billing information and payment status. Payments are processed by third-party payment providers and financial institutions subject to their own privacy and security practices.
• Communications, including emails, support requests, feedback and other information you send to us.

MLS Listings and Public Distribution

The purpose of our listing service is to publish and distribute property information. Information you provide for marketing—including the property address, price, description, characteristics, photographs and selected showing or contact information—is entered into the applicable MLS and may be distributed to Realtor.com, Zillow, Homes.com, participating brokerage websites and other local or national real estate websites.

MLS organizations, showing services and independent websites control their own systems, display practices, update schedules, archives and cached copies. Changes or removal from the MLS may not appear immediately on every website, and listing information may remain available in brokerage, MLS, public-record or third-party databases after a listing expires, is withdrawn, sells or is leased.

How We Disclose Information

We may disclose information as reasonably necessary to provide the requested service, including to:

• MLS organizations, showing services and real estate websites that publish or administer listing information.
• Real estate agents, buyers, tenants and other persons making inquiries about your property.
• Payment processors, website hosts, email providers, electronic-signature providers and other vendors that perform services on our behalf.
• Closing attorneys, settlement and title companies, real estate professionals and others involved in a transaction.
• Government agencies, regulators, courts or other parties when disclosure is required by law, legal process, MLS rules or a valid regulatory request.
• Successors or prospective successors in connection with a merger, financing, restructuring, sale of assets or similar business transaction.
• Other parties when you direct us to disclose the information or give your consent.

If you affirmatively choose an optional money-back-guarantee or full-service brokerage referral program, the information needed to arrange that referral may be provided to the participating brokerage or real estate professional.

We do not sell personal information for monetary payment. We do not retain property inquiries to obtain buyer clients; buyer and agent inquiries our brokerage receives about your property are forwarded directly to the email address you provide.

Email and Service Communications

We may email you about your account, listing, orders, showing activity, transaction responsibilities, client-support requests, security matters and changes to our services or policies. These operational communications are part of the service you request. We may also respond when you ask for information or contact us.

Data Retention

We retain information for as long as reasonably necessary to provide services and fulfill the purposes described in this policy. Some brokerage, MLS, transaction, tax, accounting and payment records must be retained for periods required by law, licensing authorities, MLS rules, contractual obligations or legitimate business needs. Publicly distributed listing information and records maintained by independent third parties may remain available after our own retention period ends.

Your Choices and Privacy Rights

You may update certain account and listing information through your online account or by submitting the appropriate listing form. You may also contact us to ask about the personal information we maintain about you or to request access, correction or deletion.

Where applicable law provides additional rights, you may request confirmation of whether we process your personal data, access or correct that data, request deletion, obtain a portable copy or appeal a decision concerning your request. These rights may be limited when information must be retained for brokerage, transaction, legal, security or public-record purposes.

Security
